Terms of service

Restage is the virtual-staging service at getrestage.com. It is offered from Spain to estate agents and brokerages in the European Union. These terms are the contract between you and the operator of getrestage.com (“Restage”, “we”, “us”). Write to legal@getrestage.com for the registered company name, NIF, and registered office; those details will appear here once the Spanish entity is on file.

By creating an account, buying credits, or using the studio, you accept these terms and the Privacy, MLS and listing portals, and Advertising notices. If you use Restage for a brokerage, you confirm you have authority to bind that organisation.

Restage is a professional tool. It is not a consumer marketplace. You use it in the course of your estate-agency trade. Mandatory Spanish or EU law still applies where it cannot be excluded. If a clause here conflicts with that law, the law prevails and the rest of the contract remains in force.

Restage lets you upload photographs of rooms and generate AI-edited images. There are two product modes, and they are not interchangeable:

• Stage furniture (and related listing tools such as tidy, light, and outdoor): décor and presentation only. Architecture in the source photograph remains the source of truth. Outputs are labeled Recreación virtual.
• Show renovation (vista de reforma): a visualisation of possible finishes or layout changes. Outputs are always labeled VISTA DE REFORMA and NOT AN MLS PHOTO. They must not be used as listing photographs.

The studio, dashboard, gallery, batch tools, export ZIP, generation certificate, and billing portal are part of the service. Features, models, and quality tiers may change as vendors change. We do not promise a particular model on a particular job.

You must be 18 or older and able to contract under Spanish law. Use a work email you control. Keep your password secret. You are responsible for activity under your account, including seats you invite.

Plan seat limits apply: Solo 1 seat, Studio 3 seats, Brokerage 10 seats, unless we agree otherwise in writing. Invited colleagues share the organisation wallet. You must not share a single login in place of seats.

We may refuse, suspend, or close an account that we reasonably believe is abusive, unlawful, or a risk to other customers or to our vendors.

Work in the studio consumes credits. Draft quality costs 1 credit, Listing 2 credits, and Max 3 credits, unless the interface shows a different price before you run the job. Furniture removal is 1 credit. A regeneration is a new job and consumes credits at the same rate as a first generation.

A new account receives a small welcome grant (currently 3 credits) for watermarked previews. Paid monthly plans grant credits each billing period. Unused plan credits roll for 90 days from the grant, subject to the rollover cap shown in the product. Credit packs are a one-time purchase, stack on any plan, and do not expire.

Credits have no cash value, are not a stored-value instrument, and are not transferable outside your organisation. If a job fails on our side, we refund the credits for that job to the wallet. We do not refund credits because you dislike a successful output.

You keep whatever rights you already have in photographs you upload. You grant Restage a worldwide, non-exclusive licence to host, transcode, strip metadata, send the image to subprocessors, generate outputs, watermark, store, and display those files so we can run the service for you (including team seats and signed export links).

You warrant that you may upload each photograph — as owner, as the listing agent, or with the owner’s instruction — and that the file does not infringe third-party rights. Do not upload identity documents, passports, or photographs of identifiable people unless you have a lawful basis and their consent where required.

On ingest we re-encode to JPEG and discard GPS and other EXIF. That is a privacy control, not a promise that every pixel of metadata is gone from every copy (including vendor logs).

Outputs are synthetic images. They are not photographs of completed works unless the source already showed that work. Paid staging jobs can be downloaded as a clean file together with the original and a generation certificate (job id, time, mode, model, account email). Renovation outputs cannot have the reforma label removed.

Subject to these terms and to MLS and Advertising rules, we grant you a commercial licence to use successful outputs for the listing or client matter you generated them for — portals, brochures, seller meetings, and similar professional use. We do not grant a licence to resell Restage as a competing staging product, to train other models on our outputs, or to present a reforma preview as the current state of the property.

Free-plan outputs remain watermarked. Keep the original, the output, and the certificate together. Portals, boards, and buyers may ask for them.

You must not use Restage to:

• Hide damp, cracks, damage, or other defects, or invent rooms, terraces, views, or openings that are not in the source photograph.
• Publish a renovation preview as a listing photograph, or strip, crop, or cover a required label so a reader would take the image as an unaltered photo.
• Mislead about surface area, layout, or finishes relative to the ficha técnica or the property as it stands.
• Attack, scrape, or overload the service, reverse-engineer model keys, or attempt to access another organisation’s listings.
• Upload unlawful, sexual, or exploitative content, or content involving minors.

You are the publisher of every image you put on Idealista, Fotocasa, an MLS, a brokerage site, social media, or a flyer. Restage supplies tools and labels. We do not file the listing, and we do not guarantee that any portal, MLS, or compliance team will accept an image. Read MLS and listing portals and Advertising before you publish.

Image models hallucinate. Geometry can drift. Furniture can float. A window can move. You must inspect every output against the source photograph before you publish. Restage is not a survey, not a tasación, and not a substitute for visiting the property.

Vendors (today routed through OpenRouter to models such as Google Gemini and Black Forest Labs FLUX) process your prompt and reference image to produce the output. Their systems are not under our exclusive control. Similar prompts can yield similar images for different customers.

Prices on the site are in euro, exclusive of IVA. Stripe Tax calculates IVA where it applies. You authorise Stripe to charge the payment method you provide. Subscriptions renew until you cancel in the billing portal. Cancellation stops the next renewal; it does not unwind credits already granted or jobs already run.

Because this is a professional digital service performed immediately, there is no 14-day consumer withdrawal once credits are granted or a job has started. If Spanish mandatory law gives you a right we cannot exclude, we will honour it. Unused pack credits remain in the wallet after you cancel a plan.

Chargebacks made in bad faith after successful delivery are a breach. We may suspend the account while a dispute is open.

How we process personal data is set out in the Privacy notice. You must not instruct us to process special-category data or children’s data. If you invite colleagues, you are responsible for telling them that their name and email will sit in the organisation.

The service is provided as a professional tool, on an “as available” basis. We do not warrant uninterrupted uptime, MLS acceptance, or that an output will be commercially useful for a given listing. We do not warrant that outputs are free of third-party claims — generative models are trained on data we do not control.

Nothing in these terms limits liability for death or personal injury caused by negligence, fraud, or any liability that Spanish law does not allow to be limited.

Subject to that, Restage is not liable for lost listings, lost commissions, portal fines, reputational harm, or indirect or consequential loss. Our aggregate liability arising out of the service in any twelve-month period is limited to the fees you actually paid us in that period, or €100 if you have paid nothing.

You will indemnify Restage against claims, fines, and reasonable costs that arise from photographs you uploaded, listings you published, labels you removed, or your breach of these terms, including claims by property owners, buyers, portals, or regulators, except to the extent caused by our wilful misconduct.

You may stop using Restage at any time and cancel paid plans in the billing portal. We may suspend or terminate for non-payment, acceptable-use breach, legal risk, or vendor termination. On closure we may delete or anonymise listings and images after a short retention window, except where we must keep invoices or logs. Pack credits are not payable in cash on exit.

We may update these terms. The date at the top of this page is the effective date. Material changes will be flagged in the product or by email to the account address. Continued use after the effective date is acceptance. If you do not agree, stop using the service and cancel billing.

These terms are governed by the laws of Spain, without regard to conflict-of-law rules. The courts of Spain have exclusive jurisdiction, except that we may seek injunctive relief wherever you are. If you are a consumer under mandatory EU law, you keep any non-waivable forum rights.
